Many people move into a development with an HOA because they are sold on the idea of “maintenance free living”. They love the idea of having all their yard work, snow removal, garbage service and other amenities covered by a low monthly fee. And sharing these services with their neighbors certainly does provide savings. But the term “maintenance free living” should include fine print that reads “This property is as maintenance free as its members are willing to pay for.” If members of an HOA want all the bells and whistles when it comes to maintaining their property, they must realize the low monthly fee they originally bought into may not be enough to cover it all. An HOA can only cover the expenses that the dues collected allow. Members of an HOA also need to understand the money required to pay for all services can only come from the members. If items such as additional amenities, excessive snow removal, major repairs and replacements, or other unforseen expenses exceed the established budget, the members will be required to pay for them either by special assessment or an increase in monthly dues.
